Emergency Information
IN THE EVENT OF AN EMERGENCY REQUIRING MEDICAL, FIRE OR POLICE ASSISTANCE, PLEASE CALL 911 IMMEDATELY.
What’s an emergency?
On-call maintenance personnel are available 24 hours a day for emergencies only.
For emergency maintenance, please call the office: 972.442.1764.
Emergency Vs. Non-Emergency:
Water leakage is an emergency if it cannot be contained by placing a bucket underneath the leak. It not only affects your apartment but usually your neighbor below and/or next door, please call the emergency number immediately. Examples of emergencies: toilet overflowing, garbage disposal backing up & bathtub backing up. Slow draining is not an emergency but please submit a maintenance request after you have checked for hair, bottle caps, etc. covering your drain.
Electrical emergencies are also serious. Examples of emergencies are: refrigerator not working, any sparks you may see coming from an outlet or switch. If sparks are seen DO NOT try to unplug any appliance, T.V., etc. call the emergency number immediately.
Door lock malfunctions are an emergency only if you cannot lock your door. Being locked out of your apartment is not. If you become locked out, please call us but please understand and be patient since we may be on another property.
Heating/Cooling is considered an emergency on a case by case basis. Please email or call us the following day if you experience after-dark air conditioning problems and for after-dark heating problems when daily low temperatures remain above 50 degrees. For optimal performance in the summer, please ensure that your thermostat is turned to the cool mode, the fan switch is turned to auto, and the temperature is at 75 degrees. Turning the air to 55 in the summer doesn’t cool the apartment any faster, plus it wastes electricity and may cause the unit to break down. In winter, change the thermostat to heat mode, and turn the temperature up to 68 degrees.
NOTE ABOUT EXTREME WEATHER:
During extreme heat your air conditioner may seem like it’s not keeping up. For example, your thermostat may be set to 72 but your residence is still at 78 degrees even though your AC is running constantly. Your system will generally catch up after dark but by mid-day it may be behind again. Unfortunately this is a result of the extreme temperatures outside and not a malfunction of your equipment. If your air conditioner is malfunctioning, you'll know it as temperatures in your apartment will climb into the 80's. If you are unsure and think your air conditioner may need service, please submit a maintenance request and we’ll be happy to check it out during business hours.
If you smell gas and have a gas stove or furnace, this is an emergency. Please check the pilot lights before calling. If you live at the Texas Star Townhomes, your furnace is electronic and there is no pilot light.
Smoke detectors are for your safety please do not remove them under any circumstances. Also do not remove the batteries. If a problem exists, submit a maintenance request.

Pet Policy
Following is our policy on pets:
- All pets must be approved by management, be on your lease and the pet deposit paid in full BEFORE the pet is brought into your residence.
- Some of our properties do not allow pets, are limited one pet, or have weight restrictions. Unapproved pets brought into these properties will result in an automatic fine up to $1,000, 24-hour notice to remove the pet and potential eviction.
- Dogs under one year old require an additional $650 deposit in addition to the standard pet deposit.
- Effective for all "new resident" leases as of 6/1/07, we DO NOT accept the following dog breeds, sub-breeds, or any mix including these breeds:
- Akita
- American Staffordshire Terrier
- Bull Terriers
- Chows
- Dingo
- Doberman
- Perro de Presa Canarios
- Pit Bull
- Wolf hybrids
- Pets must remain on a leash at all times when outside of your residence, patio/balcony or fenced backyard, including cats. Residents are responsible to remove pet waste in common areas immediately and to keep any private yard areas/patios free from pet waste. The fine for not picking up your pet's waste is $100 per incident.
- Cats must be declawed and spayed/neutered. Litter boxes must be cleaned regularly.
- Pets are not permitted to cause any discomfort, annoyance, nuisance or in any way to inconvenience or cause complaint from any other resident or neighbor.
- Residents shall not keep any pet with vicious or dangerous propensities.
- Residents shall not keep exotic pets including, but not limited to, snakes, flying squirrels, iguanas or similar reptiles, any non-domestic breed of cat (bobcats, lynx, etc.), monkeys, spiders, scorpions, insects.
- Small pets, such as hamsters or small-breed rabbits, must be approved by management and included on the lease. These pets must be kept in secure cages at all times.
- Aquariums under 10 gallons are permitted in downstairs units only.
Management reserves the right to revoke permission to keep any pet(s) at the premises if any of the above pet policy conditions are violated.
